The Well Coconut Grove Residences is a new condominium development located in Miami, Florida, offering a unique living experience centered around wellness.
The condominium is being developed by 1177 Bay Harbor Islands, LLC, a Delaware limited liability company or by AB CG Owner, LLC in some documents. It's important to note that this developer has a limited right to use the trademarks and logos of Terra and THE WELL.
The building features angled walls of glass, a coral stone facade, and an open, airy indoor-outdoor design. The design is sustainably minded, with a Florida Green Building Design and Silver Certification.
There are 195 residences spread across 8 floors.
The development includes a mix of lofts, townhomes, and 1, 2, 3, and 4-bedroom residences. Some townhomes have direct street access and private garden entrances. Ground-floor lofts feature 22-foot high ceilings.
Dimensions and square footage in sales materials are measured to the exterior boundaries of the exterior walls and the centerline of interior demising walls. However, the "Unit" definition in the Condominium Declaration includes only the interior airspace between the perimeter walls, excluding structural components and common elements. Room measurements are taken at the farthest points of each room, as if it were a perfect rectangle, so the actual area may be smaller.

A 10% deposit is due at the signing of the reservation agreement or contract, another 10% at the start of construction, another 10% at the time of the vertical pour (estimated for Oct/Nov 2025), a 10% deposit ninety days later, and the final 10% deposit upon completion of the structure. The remaining balance is due at closing.
